The Step by Step Process of Buying or Selling a Home

For Buyers:

Step 1 - Set up a target home search. Once you have given us the parameters of what you're looking for in a home, condo, or investment property, we'll match that to the existing listings on the MLS as well as other sources to come up with a list of potential properties. You'll also get automatic updates via e-mail every time a new listing or price/status change occurs on a property matching your target criteria.

Step 2 - Preview potential homes. Once you identify potential homes, we'll visit them with you to narrow down the field till you find one you want to make an offer on.

Step 3 - Make an offer - Once we've completed step 2, we'll go to work finding out about the neighborhood both in terms of what's happening now and scheduled in the future that might affect pricing, and then go to work negotiating the best price we can.

Step 4 - Cash your Rebate check and pick up the keys to your new home - We give all our Buyer Clients 20% of our Selling Agent commission. Buy some new furniture; take a vacation before moving in, you spend it how you want.

For Sellers:

Step 1 - Hire us to sell your home – Sign the necessary forms and disclosure statements along with a standard listing agreement with Fixed Rate, and we will go to work selling your home.

Step 2 - Prepare your home for sale – In order to obtain maximum sales price, your home will likely need at lease some minor preparation to show at its best. At no expense to you we will go room by room and give you our professional analysis on how to showcase your home in the best possible light using the furnishings you have in place, or perhaps renting one or two pieces to maximize appeal. If you desire, as part of the Listing process we will bring in staging experts to offer suggestions and estimates for maximizing your home’s show appeal. Although this requires a cash outlay on your part, staging will typically bring a higher sales price and quicker offers, and because of Fixed Rate’s low commission rates you can afford it.

Step 3 - Market your home – You will have a comprehensive Marketing Campaign for your property from us prior to Listing, so you’ll know exactly what to expect – Listing the property on the MLS, a high profile sign, an address specific website for walk/drive by traffic to learn more about your property, and handling of all paperwork & negotiations are just some of the things we’ll do to get the maximum value for you.

Step 4 - Close the deal – We will represent your interests through the process of selling your home from negotiating the final price and terms, and coordinating with escrow through the close of your deal.

Step 5 - Count all the money you saved – Be it college for your kids, remodeling your new home, or taking that dream vacation - we save you the money, how you spend it is up to you.
